Third Ring
AI receptionist for property managers

Every maintenance call answered, sorted, and logged.

Third Ring answers your residents 24/7 in English and Spanish, tells a real emergency from a routine request, and writes up the work order. Your team starts the day with a clean list, not a full voicemail box.

Works alongside your office staff and your on-call team. It does not replace them.

Call the Maple Ridge maintenance line

A live demo of a fictional property management company, "Maple Ridge." Pretend you are a resident: report a leaking sink, no heat, or a lockout. The assistant separates emergencies from routine requests and writes up a demo work order. It talks to you right here in your browser, no phone needed.

Say: my kitchen sink is leakingSay: I have no heat tonightSay: hablo español

Ready when you are

Uses your microphone. You are talking to an AI demo, and the call may be recorded. Demo only: no technician is dispatched, and what you say is shared with the Third Ring team. Calls are limited to 5 minutes.

Where maintenance calls go wrong

Most of the pain is not the repair. It is the call that nobody caught.

After hours

Residents leave a rambling voicemail, then email, then call again. The details get lost between the first call and the work order.

Busy mornings

Phones ring while your team is in the field or on other calls, so routine requests wait and residents feel ignored.

Emergencies mixed with routine

A leaking faucet and a burst pipe sound the same in a voicemail queue until someone listens to all of them.

What Third Ring does on every call

It follows your rules, not a generic script.

Sorts emergencies from routine

Flooding, gas smell, no heat, lockouts and similar issues follow your emergency path to your on-call line. Life-safety situations get 911 instructions. Everything else becomes a normal request.

Collects what your techs need

Name, unit and address, the issue in the resident's own words, entry permission, pets, and best times. Callers do not have to repeat themselves later.

Speaks English and Spanish

The call starts in English and switches to Spanish when the caller does. The summary and work order are written in English for your team.

Keeps a record you can review

Every call gets a summary and transcript in a review portal, with the audio, status, and who it was assigned to.

It stays up

Third Ring runs in the cloud on enterprise-grade infrastructure built for high availability. There’s no single office server or phone to fail, so your line stays up. Phone and internet connections are provided by your carriers.

Works with the systems you already use

Third Ring writes the work order into your property management system when API access is enabled on your account, and always sends the same details to your on-call phone and email as a backup.

AppFolio

Uses AppFolio's database API. Writing work orders into AppFolio needs the Max plan; the Plus plan is read-only. Your admin creates a developer-access user. Without write access you still get every call summary by text and email. We confirm this with you during setup.

Buildium

Uses Buildium's Open API, which is included with the Premium plan. Your administrator creates the keys, and you can revoke them at any time.

Another system?

Tell us what you run. Until a direct connection exists, calls are delivered as a structured text and email summary you can paste into any system.

We are rolling these connections out account by account. Ask for the current status for your platform when you book a demo.

How we get you live

No big switch. You see real calls before anything changes for residents.

  1. Share your rules

Office hours, what counts as an emergency, who is on call, your properties, and how you want requests labeled.

  2. Test and shadow

We test with sample calls, then run in shadow mode so you can read the summaries and tune the rules before residents rely on it.

  3. Go live

Forward your main or after-hours line to Third Ring. You can turn forwarding off at any time.

Questions property managers ask

Do callers know it is an AI?

Yes. Calls begin with a short greeting that says the call is answered by an automated assistant and may be recorded. We also help you review local recording-consent rules.

What about real emergencies?

Life-safety situations get 911 instructions right away. Other urgent issues are sent to your emergency line and flagged. Third Ring never promises a repair time or a price.

Will it handle rent, lease, or eviction questions?

No. It takes a message and routes it to your office. It does not discuss balances, legal matters, or lease terms.

What if our system is not listed?

You still get the call summary and the details by text and email. We add direct connections by request.

Who owns the call records?

You do. You can review them in the portal, export them, and have them deleted if you leave.

How long does setup take?

Typically a couple of weeks from your first answers to live calls, including a shadow period. Timing depends on how quickly your rules and system access are ready.

See it on your own calls

Try the live demo, or book a short call and we will walk through your emergency rules and your system. Or call the demo line, (405) 554-3735, and play the tenant: it answers in English and Spanish.
